I recently got into the location of an apartment in one of the highest demand destination in Turkey: Akyaka. You see, Akyaka is an enigma, a relatively small town that happens to be next to a kitesurfing beach. with the perfect conditions for learn the increasingly popular adrenaline sport. Additionally, Akyaka has its own distinct architecture consisting of two to three-story villas with iconic wood-lined terraces and windows features. In summer, Akyaka is a holiday hot spot and with limited accommodation availablerent an apartment year-round is almost impossible.
Now I have lived in my fair share of homes in Turkey (this will be my 12th) and I have to admit that I actually only used one real real estate agent twice. It’s not that I am against them in themselves, my mother was even one in Bodrum’s golden age ten years ago. It is just that I mostly moved in to some friends’ of friends’ homes. However, this time it was different. actually, I hit the road to look for a new home it was not Bodrum one year there is and my first destination was Akyaka. I adored its gentle beautyambience and quaint character, but after trying for almost a month to find anything to rent, I simply gave up. But now I know where i went wrong. I did not go to a real real estate agent.
So this year I decided to do things differently and immediately agreed to see an apartment on offered by a local real real estate agent and needless to say it was my dream come true. In a way, this year the tides have turned and the first year-round apartment available was exactly what I was looking for for. However, while finding an apartment through a real real estate agent can be easy, there is a heavy price to pay, so get ready flat out anywhere around equivalent of one month’s rent. This can also be the case for short-term locations – after all, it doesn’t matter how long duration of locationthe real the real estate agent must do the same amount of work. In the case of my year-round location, on charged me a “finder’s fee” of ten% of the year is total. This means that not only did I have to pay 12 months rent up before, an additional month’s rent as a deposit and 10% of the whole of the location annual amount went to the real real estate agent. It could sound like a big expenses, but believe me, I really believe it’s worth this.
The thing is, I was kidding with my friends and community on how I am entitled to three passports from different countries, which means that I can live almost anywhere in the worldbut somehow this special city of Akyaka had escaped me! Last yearI just couldn’t find any home in Akyaka using my usual word-of-road of the mouth. This year I decided to change my house-hunt process and leave it up to the pros. I must say that I was quickly rewarded.
You see, the Turks generally prefer to rent their homes at people they or they know or for extended at least knowledge. While websites such as sahibinden.com or Sabah’s yellow pages can be extremely useful, many owners have chosen to simply work with only one real realtor they trust and refrain from overt advertising property. In locations like Akyaka, where housing is saturated, landlords don’t have to worry about not being able to rent their place out. For them, what matters is that their tenant is reliable.
In past tenant years in Turkey could notoriously not pay rent and it would take months for property owners to be able to recover their homes. Nowadays if a tenant fails to pay two months rent and they are notified twice then they are subject to legal proceedings which could lead to expulsion. As a result many owners will ask for a year payment up before, especially in the first yearafter which the property landlord and tenant can agree on theirs terms in the year at follow.
Work through a real the real estate agent offers a benefit for both the property landlord and tenant and ensures that the legal rights of both parties are properly addressed. Furthermore, should any situation arises down the road, your real the real estate agent serves as anyone you can also communicate with. For many property owners, particularly abroad, real Real estate agencies also serves as property managers and can help in keep it property properly maintained and prepared for ton arrival.
In general contracts of location are made for 12 months. However, in many holiday destinations, locations are proposed just for the off-season, i.e. the months of October to May. A one- one month deposit is generally requested by the home owner to return or deduct according to on the propertythe state. When location of a furnished apartment, the real the real estate agent will make a detailed study list of all of furniture and appliances included in the location. Other clauses, such as what the impending rent increase will be for the following years and whether or not an apartment can be sublet should also to be understood. As a potential tenant and tenant, it is important to agree on all of the terms before signing. A tenant can also make certain requests like asking for a cool coat of paint, get the house cleaned or even ask for additional or fewer pieces of furniture or appliances.
